Between Bronte and Old Oakville, the same square footage sells for very different money depending on which side of Lakeshore Road it sits. The premium is not only the view: it is the lot depth, the quiet, and the fact that almost nothing on the water side comes up in a given year.
Over the last three years the gap between a north-side and a south-side sale of comparable size has held between 28 and 36 per cent. It widens for homes with a direct water lot and narrows sharply for those a second row back, where the view is over a roof.
If you are weighing the two, ask for the lot survey before the listing photographs. The survey tells you what the view will be in ten years; the photographs tell you what it was on one afternoon.
